Property management for landlords who own a handful of units, not four hundred.

Most property software is priced and built for portfolio managers. A landlord with six doors ends up running the whole thing out of a spreadsheet and a phone, chasing rent by memory and keeping signed leases in an email folder. Rentframe is the software that fits that landlord: rent tracking, automatic reminders, maintenance requests, expenses and a document vault, in one self hosted install they own outright.

One time license. No monthly fee. Runs on ordinary shared hosting.

What the landlord gets

• A portfolio view. Properties, units, leases and renters, with occupancy and arrears visible on the dashboard rather than buried in a report.
• Rent that chases itself. Charges are generated from the lease. Reminders go out before the due date and again when a payment runs late, by email and optionally by SMS.
• Payments and receipts. Record part payments, late fees and the method used. The renter gets a receipt automatically.
• Maintenance from logged to resolved. A renter reports a problem from the portal, it lands in the queue with a priority, and both sides see every status change.
• Expenses and profit. Log expenses against a property and see net income per property, not just gross rent.
• A document vault. Leases, certificates and identity documents, with expiry alerts before a gas safety certificate or an insurance policy lapses. Documents are never served off the disk: every download goes through an access check.
• Password recovery that works. Landlords, staff and residents can all reset their own password by email, and a landlord can issue a new portal password for a resident who is locked out.
• Reports. Rent collected, arrears ageing, expense breakdown and occupancy over time.

What the renter gets

A portal of their own at /portal. Their lease, what they owe and when, their payment history, their documents, and a form to report a problem. No app to install and no account to create: the landlord sends an invitation.

On the phone

A Flutter app for iOS and Android is included, with full source. It signs in to the same installation as the dashboard, so there is nothing to sync and no second subscription: landlords get rent, arrears and maintenance alerts on the move, and residents report a problem with photos from where the problem is.
